Businesses can choose to work in a way that profits only the owners or in ways that benefit the community. Working ethically means acting in ways that are both fair and honest.

What is ethical behaviour?

A big business has a lot of power, which it can either use responsibly or selfishly. Many firms operate to meet the needs of owners. Ethical firms also carefully consider the implications of what they are doing and the effect it might have on the community and the environment.

Ethics is about doing the right thing. Ethical behaviour requires firms to act in ways that stakeholders consider to be both fair and honest. Managers making ethical decisions take into account:

  • Impact. who does my decision affect or harm?
  • Fairness. will my decision be considered fair by those affected?

Many owners believe that acting ethically increases costs and so reduces profits. For example, a business can cut costs by hiring child labour at very low wages in developing countries. Paying below average wages lowers the firm’s total costs.

Other businesses such as the Fairtrade Foundation have built an ethical brand image. believing that customers are prepared to pay more for products that consider the environment and pay a reasonable wage. Higher sales compensate for higher costs.

Profits from acting ethically are higher than firms that only consider their own narrow self-interest.

Business activities that meet the requirements of the law, but which are considered unfair by stakeholders can result in bad publicity. For example, a restaurant that pays minimum wage but keeps staff tips to boost profits is not breaking the law. It does, however, run the risk of losing the goodwill of customers.

Residential Windows, Doors and Skylights

Current Specification Effective Date: January 1, 2015

  • The current criteria were finalized in January 2014.
  • New performance levels (PDF, 238.86 KB) are effective as of January 1, 2016 for windows, doors, and skylights in all climate zones.
  • Windows, doors and skylights must meet U-Factor and, where applicable, Solar Heat Gain Coefficient (SHGC) requirements based on climate zone. In addition, doors must meet U-Factor and, where applicable, SHGC requirements based on glazing level (amount of glass).
  • Windows, doors and skylights originally qualified for the ENERGY STAR label in March, 1998.

What should I look for when buying windows, doors skylights?

Every ENERGY STAR window, door and skylight is independently certified and verified to perform at levels that meet or exceed energy efficiency guidelines set by the U.S. EPA. But how do you know which windows work in your climate? The following tips will help you buy with confidence.

Purchasing Tips

Shopping for new windows, doors, and skylights can be a confusing process. ENERGY STAR makes it simple! Follow these five tips to ensure your windows, doors, and skylights deliver savings and comfort you’ll enjoy.

Look for the ENERGY STAR label for your climate zone. All ENERGY STAR certified products must display the ENERGY STAR label. Check the label to make sure the product you are considering is certified to meet the criteria for your area. The ENERGY STAR label appears on the product next to the National Fenestration Rating Council (NFRC) label:

ENERGY STAR Qualified
in Highlighted Regions

Official ENERGY STAR label (and NFRC Label) for a window qualifying in the Northern and North-Central climate zones.

ENERGY STAR Qualified
in All 50 States

Ask for ENERGY STAR when ordering. When you’re ordering in a showroom, make sure to ask for a product that is certified to meet the ENERGY STAR criteria for your climate zone. You can choose ENERGY STAR certified windows in a variety of framing materials to suit your needs.

  • Get a deal. In addition to the long-term energy savings you’ll enjoy, you may be able to take advantage of financial incentives that lower your initial investment:
    • Many utilities provide financial incentives for purchasing ENERGY STAR certified windows, doors and skylights. Look for local rebates and other promotions in your area .
    • Claim federal tax credits for installing ENERGY STAR certified windows, doors or skylights or making certain other energy efficiency improvements to your home.
    • Keep in mind that the cost of complete window replacement can vary. Be sure to get quotes from several installers. Different dealers may quote difference prices for the same product. When interviewing contractors, ask them to break down the price quote by labor and materials. ENERGY STAR certified windows, doors and skylights may cost more than non-certified products, but the labor involved should be comparable for both.
    • If your house is older than 1978, be sure to look for contractors who are certified to handle lead paint .

Find an office in Hong Kong

Hong Kong offers a wide variety of premises to suit any business. InvestHK can help you find the space that is right for you.

    Choosing a location

Central is considered Hong Kong s main business district. Leading names in the banking, accounting, legal and corporate worlds can all be found here. Of course, office space in such a sought-after location comes at a price, so many companies choose to locate in other popular areas, including Admiralty, Wanchai, Causeway Bay, Sheung Wan and Quarry Bay on Hong Kong Island and Tsim Sha Tsui (TST) and Kowloon East on the Kowloon peninsula.

Hong Kong s excellent public transport system means that companies can choose to locate in more affordable locations and remain easily accessible for clients and staff.

    Leasing an office

Leases are typically for two to three years with an option to renew. They should always come with a full tenancy agreement. Outgoings will include:

    • Cash security deposit (up to three months’ rent, including service charge and government rates)
    • One-off fee to the property agent (normally one month s rent)
    • Management service charges typically covering air conditioning, security, common areas, cleaning and other building services
    • Government rates at five percent of annual rateable value, payable quarterly in advance
    • Government rent is calculated at three percent of the rateable value of the property and is adjusted in step with any subsequent changes in the rateable value
    • Legal fees (if you employ a lawyer to process the tenancy agreement)

    Serviced or virtual offices

Serviced or virtual offices are a popular choice for newly arrived companies.

Serviced offices are available across the city, allow for short-term leases and often provide tenants with a range of secretarial services.

Virtual offices provide a mailing address and a receptionist, who will answer the phone on behalf of your company.

    Industrial buildings

Hong Kong offers three main types of industrial buildings for office set-up:

Flatted factories for general manufacturing, normally intended for sale or lease

Industrial/office premises floor space in developments with planning permission and lease modification for industrial/office use, certified for occupation

Specialised factories primarily purpose-built for specialised manufacturing process, usually for occupation by a single operator

Most of the flatted factories and industrial/office buildings are found in Kwun Tong and Tsuen Wan. Around 80 percent of specialised factories are in the New Territories.

    Specialist centres (R D, laboratory, high-tech facilities)

If your company is involved in science, technology, design or research and development, and requires specialised facilities, there are a number of excellent options available:

InvestHK can help you find the right premises for your business and advise on leases and other matters. Contact us to find out more.
