2. No matter what happens in the real estate market, the bank can t renig on the loan or make you pay it off even if the balance surpasses the value of your home.

3. They make you go through an educational piece to make sure this is the right plan for you.

4. If you pass away, the bank only recovers the balance plus closing costs and accrued interest. Whatever is left goes to your estate. there is a misconception out there that the bank does these loans in hopes that you ll pass away and they can make a profit on your house. this is not true

5. You ll be able to pull out cash to live off of or invest without making payments.

1. It s pricey. the interest rate is typically higher, the closing costs are higher and interest is earned on the financed closing costs.

2. Your mortgage balance will continue to increase and eat into your equity. If you intend to sell in the future, you need to be mindful of this.

Reverse mortgages are really designed to help the retired continue to live in their existing residences even though their income is lower than it used to be and property taxes and insurance have increased. Removing a mortgage payment offsets these burdens and allows the recently retired to continue to live their same lifestyle and even take out cash to keep in reserves just in case.

This is should not be taken out if you can comfortably afford your lifestyle. The cost is lower and your assets will remain higher.

Best Answer: You don t state what your current situation is and we would have to know that before making any suggestions. Normally, IRS demands a payment that represents your ability to pay based on its allowable but rather inflexible expense standards. If $700 is it, you are going to have to choose what bills you are going to pay and what you aren t. Even at $700 per month, you won t pay the debt off during the normal statute of limitations. You may be a good candidate for an offer in compromise to settle the whole debt if you can get hold of enough of a lump sum to satisfy IRS

What is the best credit card to apply for?

The only way you should ever use a credit card is with a minimal limit. $200-$300 would be the maximum anyone trying to build their credit should have. The only thing I can possibly think of to use it for would be one tank of gas per month. Then you pay it off. Why?

Your credit rating is based upon your debt/credit ratio. So lets say you have a $40 balance on a $200 card. This is a 20% usage. Then you pay that off at the end of the month. The credit card company makes nothing on your purchase because they did not reach their time frame with the purchase to start charging interest (typically 25 days). After a few months, or a year, you will receive an increase. Call the company and demand it be brought back down to the original limit.

You don t want to be one of these people with $10,000, $20,000 or $100,000 in credit card debt. Yes, they are out there. Check out Dave Ramsey, and any other serious financial advisor to see their examples.

But here is the logic in the don t get one! argument. I assume you are young as you are trying to build credit. DId you know that if you rent an apartment, have an electric bill, and with certain companies your cable and cell phone will build your credit? Credit cards are the most costly ways to establish credit . They often charge you annual fees when you have no or bad credit. Then they charge you a high interest rate because they are taking a risk on lending you the money. So you pay for your purchase, then interest that is often compounded at high rates (20%+). So now you just tacked on 20% to that shirt or pair of jeans, if you take one month to pay it off. So that savings you thought you had, is no longer there. Lets say you lose your job, the credit card company still wants their money. You have no way to pay, all of your effort has just been wiped out and your credit is going back down.

So here s why I am personally an advocate of cash. Let s say you want to buy a car. If you need to use credit, you are at the dealer for an entire day negotiating price, interest rates, etc. If you walk in with cash, there s no deal that can t be cut within one to two hours. You ALWAYS get more for your money with cash. Yes, you can negotiate nearly any larger purchase with cash. Jewelry, cars, real estate, automotive services, etc. all have insane profit built into the sticker price . With a credit card you have no leverage. Any leverage you may exercise with a credit card will quickly be wiped out thanks to interest, penalties, and service charges . Cash is king, you pay and you are done. I was able to get nearly 30% off the price of a car at a dealership because I paid with cash. Go ahead and finance that over a few years, and you ll pay an additional 30-40% thanks to the wonder of compounding interest.

This is why cash is king, and you will be happier, wealthier, and live a better quality of life without carrying debt. I have a friend that earns the same amount of money I do, and he is constantly stressed about making his payments. He has his house (good debt), 5 credit cards, etc. He can t afford to do anything because he pays $1,000 a month in credit cards trying to pay them off. I spend $1,000 in investments a month that make me money. Some pay dividends, so the companies i invest in are paying me interest!

OT, PTA, or OTA. help me decide PLEASE?

I really wanted to get a Masters in Occupational Therapy, but it will cost about $75,000 total (estimated cost of tuition, fees, housing, food, gas, etc.). I don t have any money going towards anything after my Bachelor s degree (my bachelors is covered with a prepaid plan and scholarships). If I do OT, I really want to work in the school system with kids. I m not sure if I can do that with OTA because they have to work under an OT. I m considering OTA though because it is MUCH less (OTA or PTA is about $7,000).

But I think I d like PTA over OTA. I ve been in physical therapy twice and I loved it (not the painful healing part, but what I got to do as a patient, what the PTA and PT did, the enviornment etc.). I think I can really see myself doing PTA.

The only thing I m concerned about is
1. I will be going from a Bachelors to an Associates. now this isn t a really big issue with me, because 1.) as long as I m happy then that s fine and 2.) I think it s good that I will have a Bachelors as well, just in case I do change my mind maybe when I m 50 and my body can t handle the physical stress of PTA, I won t completely have to start from scratch.
2. PTAs only make about $45,000/yr where I live. I m not sure if this is enough to sustain a decent life. I mean who knows if I ll end up married or alone, I need to be able to support myself on 1 paycheck and I want a house, etc. I m not saying I want to go out and buy designer stuff all the time, but I don t want to have to be worrying about paying for simple things. (OTA makes a little less and OT makes about $65,000).

I need some advice because I really don t know what direction to go in. I don t want to be in extreme debt unless it will be worth it in the end. But I don t want to take the cheap or easy route and be kicking myself later because I m struggling with money, etc.

What would you do in my situation?

BTW -I m 20 and have 1 year left of my Bachelors Degree. I meet all the requirements for OT and OTA school, but I need 1 more class for PTA, which I wouldn t mind taking.

There is a LAW that REQUIRES insurance companies to cover all household members who have a drivers license, whether the insurance company has been notified of the new license holder or not.

But… Most all insurance companies will require that you call and notify them to either allow a licensed household members to be added to the policy or exclude them. This is because as household members it is assumed they have access to your vehicles and may drive them at any time. These drivers are thus a risk/rating factor to be taken into consideration. Don’t think you can get by and not notify them of household drivers because If they are not notified, they can and do and will cancel the policy.
Many state laws require that you must inform them of licensed drivers dwelling in your household, so that they can add him as a driver to your policy and rate accordingly or exclude him. Excluding anyone from your car insurance would mean that you are not paying extra on your policy to have him/her as a driver and thus they are not extended any coverage by your insurance policy if they were to drive your car and be in an accident, even if it were an emergency situation.
If you have a licensed household member, whether a relative, roommate, etc, the insurer believes that the person will have access to your vehicle and thus is a rating factor that should be on your insurance policy. If the person really is not going to drive the insured vehicle then there should not be an issue with excluding them. Without you signing off on the exclusion the insurance company cannot really believe that a licensed household member may not drive your car.
The perceived risk for non-household members by an insurance company is different and that is why you can normally let a friend that does not live with you borrow your vehicle without adding him or her to your policy.
A friend may occasionally borrow your car and be covered by your insurance because they do not have regular access to your car and thus are not rated as a risk factor on your policy. If you do have someone outside of the household that regularly drives your car then normally an insurance carrier usually would also want this person listed as a driver so they would be properly covered in an accident.

Recovering Deleted Emails Using CTRL+Z

Emails can be one of the easiest items to recover with a little luck. The simplest way to recover an email that has just been deleted is to use the short cut keys CTRL+Z. This will restore the email that was last deleted.

Recovering Deleted Emails From Deleted Items

If the email was recently deleted, but not the last action performed you may be able to restore the email by looking in the deleted items folder.

There are two methods you can use to move a deleted email back into the inbox folder. The first is to open the deleted items folder and drag the deleted email back into the Inbox folder. The second method is to right click on the deleted email to open the dialog box.

    • In the Move Items dialog box select Inbox to restore the deleted item.

Set Outlook to Save Deleted Items

By default, the deleted items folder is set to empty when exiting Outlook 2013. If you wish to retain the items in your Deleted Items folder for an extended period of time you can change the settings. The following are directions to prevent Outlook from emptying the folder upon exiting the program.

    • Click Advanced, under the Outlook start and exit options uncheck the box Empty Deleted Items Folder When Exiting Outlook .

Recovering Email with Web Based Email Clients

Recovering an email with a web based email server such as Yahoo or Gmail can be a snap. IMAP servers store the deleted emails on the web client as well as Outlook. You can recover the deleted email by logging into the web based client website and checking for the item in the deleted folder. If you’re using a POP3 server the email will not be retrievable this way.

Recovering Email with a Microsoft Exchange Account

Microsoft Outlook 2013 also has a built in recovery tool for email accounts that are configured with a Microsoft Exchange account. Typically you will not see this option with web based email clients. The Recover Deleted Items button can be located under the File tab in the sub category for Clean Up .

When you choose to recover an item using the Recover Deleted Items button it will restore the deleted item back into the last folder in Outlook it was located before it was hard deleted. The deleted item will most likely be restored into the Deleted items folder in Outlook. It’s a common mistake to assume the item will be restored into the Inbox. Once the item has been restored into the Deleted items folder it can be moved back into the Inbox .

If for some reason you do not see the recovery option you may need to check with your account administrator. The Exchange account administrator is also responsible for setting how long a delete item will be retained. If an email is no longer in retention then it is impossible to retrieve.

Data Recovery Software

Another option to try if all else fails is data recovery software. A deleted email is not gone forever until Outlook overwrites the data. When you delete an email, it is telling Outlook to no longer display this item. If you can retrieve the information before it is overwritten, then it can be restored. There are several software programs available on the market that can go behind the scenes of Outlook and retrieve the hidden data. There is no guarantee that any of these programs will be able to restore the email, but if you’re desperate enough it doesn’t hurt to try.
